Port approves lease with 54?40′ Brewing

Brewery and tasting room to open in industrial park this fall

The Port of Camas-Washougal Commission has approved a lease with 54?40′ Brewing Co.

Bolt Minister and Charlie Hutchins plan to open a brewery and tasting room in suites 1 and 2 of Building 14 of the port’s industrial park, 3801 S. Truman St., Washougal.

They have a 10-year lease with two, 5-year options.

For the first year, the lease amount will be $2,500 per month. It will increase to $3,750 per month for the second year, followed by a 2 percent annual increase starting in the third year.

The leasehold tax will be 12.84 percent.

“Once again, we’ve achieved our mission — more beer for the community,” Commissioner Mark Lampton said after Port Executive Director David Ripp presented details of the lease, which went into effect May 5.

Tenant improvements are planned in the office space and tasting room areas. The back area will be for a 15-barrel production brewery.

“Now we’re on to finalizing our building plans and getting them submitted very soon to the city for approval,” Minister wrote in an email. “Our federal and state [liquor] licenses have been submitted, so it’s just a matter of time on those.”

Beer will be available in 12 ounce cans and 22 ounce bottles, as well as kegs and growlers.

Minister and Hutchins will brew ales and lagers.
